Questions to ask when choosing a retirement village
13:44

When thinking about retirement living options, it’s not always easy to decide what is the right choice for you and your family. With so many options to consider, it’s a good idea to come prepared with the key questions to ask.

The following information aims to arm you with the right questions to ask and key themes to look out for when considering a retirement village. It will help you to choose the best living option for you and your family.

The village centre

Having a wander around the village is the best way to obtain a true appreciation of what village life will be like. Take in the sights and sounds and observe the general atmosphere. Ask yourself if you could see yourself living there and whether or not you ‘click’ with the people you meet during your visit. Often decisions come down to whether you get a good feeling about the options you are considering.

Talk to residents and staff – this is the best way to obtain a genuine account of what life is like in the village. No-one can give a better account of what life at a particular retirement village is like than the people who already call it home.

Some questions to ask

Are these my people?
People make a big difference to a retirement village. Does the village community exude a warm and inviting feeling and do the people you meet share similar qualities and values as the people you choose to have in your life?
Is the village easy to get around?

Retirement villages can be large environments with different living areas. It is important to consider if you can navigate your way around the village easily – is there ample signage and are you close to amenities you think you will use regularly?

Is transport offered?

Do you like the grounds?

Are the grounds and gardens well maintained and available for you to enjoy?

What amenities does the village have?
Does the village provide quality amenities such as a heated swimming pool, spa, bowling green, café, cinema, hair and beauty salon or a gym? Ryman residents have access to first-class amenities including those listed above. While onsite amenities are convenient, they also provide important opportunities for connection and socialisation with other residents.

Villas and apartments

Moving into a retirement village often means that you will be downsizing. The beauty of this is you will be simplifying your life, creating more time to enjoy the things you love.

Our independent and assisted-living residents live in spaces designed to inspire, indulge, and entertain. Assisted living in a serviced apartment offers the benefits of independent living with added support to make life easier, including housekeeping and a delicious daily chef-prepared meal.

Some questions to ask

Has each unit been designed with the 65+ person in mind?
Ryman’s independent living and assisted living villas and apartments include features such as wider doorways, handrails in bathrooms and emergency call bells should a resident require urgent help within their home.
Are units modern and spacious, with well-equipped kitchens, quality benchtops, well-appointed ensuites and plenty of storage?
When purchasing a new Ryman apartment or villa you can choose from a range of benchtop, carpet and curtain furnishings to ensure your new space reflects your tastes and the items you will put in it.
Is the space energy efficient?
Is the apartment insulated, double glazed, and does it include air conditioning?

What is the outlook?

Do you get beautiful views, a balcony, terrace, or a garden?

Is maintenance included in your weekly fee – exterior maintenance, lawn mowing, and window cleaning?
At a Ryman retirement village, you will never have to worry about mowing the lawns, weeding the garden, clearing the gutters, or cleaning the windows again! These tasks are all included in the weekly fee.

Menus and dining

Studies show that coming together for a meal promotes a feeling of connection, which in turn promotes well-being and increases nutritional intake.

Trying before you buy is an absolute must and when it comes to food, the proof is literally in the pudding! All Ryman villages hold popular monthly fine dining events. These elevated dining experiences are wonderful occasions. Reach out to a village manager or sales advisor to find out how you can secure a seat at a table and get a taste for what Ryman living is all about.

At Ryman, assisted-living and care residents receive meals as part of their package. All assisted-living apartments include kitchenettes so residents can still prepare basic meals while life is made easier with the inclusion of a daily chef-prepared meal too.

Some questions to ask

Do menus provide choice?
All Ryman menus include vegetarian options while personal preferences around portion size and temperature are recorded to ensure every resident receives a meal that suits their taste.
Is there consideration for special dietary requirements?
Ryman care staff use the Saffron hospitality platform to streamline the meal ordering process to ensure individual dietary and nutritional needs of residents are met.
Do menus change with the seasons?
Meal planning at Ryman ensures bespoke seasonal menus are offered at all villages.
Are meals prepared fresh on-site by a village chef?
All Ryman villages include a dedicated team of chefs and kitchen staff meaning meals are made fresh at the village each day.
Does the village invite you to join them for a meal to sample the menu?
Reach out to a Ryman village manager or sales advisor to enjoy a meal at a village.

Activities and entertainment

One of the benefits of moving into a retirement village is making the most of the activities and social aspects of village life, so when you visit a village, it’s worth checking out what is on offer. Village events and activities can not only keep you busy and active, but they can be a great way to meet likeminded people who also live at your retirement village.

At Ryman you can enhance your wellbeing with our Triple A fitness programme, gym, and a social calendar of activities, events, and trips to choose from. Popular events at Ryman villages include weekly complimentary happy hour events for independent and assisted living residents, monthly fine dining and exclusive events involving Ryman Australia’s partners including the Hawthorn Hawks Football Club and Melba Opera Trust.

Access to booking village amenities, events and outings is at the fingertips of Ryman residents thanks to the myRyman Resident App. The multi-award-winning app was designed specifically for Ryman residents and features a personalised calendar and the ability to book places for activities and events meaning residents never miss an opportunity to participate in something that interests them.

Some residents like to organise their own hobby groups when they meet people within the village who share their interests. The myRyman Resident App enables residents to book village amenities including worship rooms and the cinema so friends of village residents can attend events onsite.

Some questions to ask

Understanding the costs

This is where you will discover that not all retirement villages are made the same. It’s a good idea to shop around, to compare what different providers have to offer. That way you can relax knowing you’ve made the right decision for yourself and your family.

Some questions to ask

Are terms and conditions written in plain language, so they are easy to understand?

If there is anything you do not understand your Ryman sales advisor will always be happy to answer questions. It is also a good idea to seek independent financial and legal advice.

What percentage is the Deferred Management Fee (DMF) and is it capped?
The DMF is calculated as a percentage of the entry payment. Ryman offers choice in DMF at either 30% or 25% with the latter option having a higher entry price. Prices vary from village to village, so we recommend you contact our sales team about the price of available apartments or villas in your preferred village.
Can you choose between fixed and indexed weekly fees?

At Ryman You can choose between fixed or indexed weekly fees which are set at the time of signing your agreement. Indexed weekly fees are linked to the annual increase in the Consumer Price Index.

Any increases in indexed weekly fees will never exceed the percentage increase in the Consumer Price Index in any given year.

Your weekly fee stops as soon as you move out.

Do village staff sit down with you to explain contracts and fees?

Ryman’s dedicated sales advisors will sit down with yourself and your family to explain contracts and fees, however you will always encouraged to seek independent advice from a lawyer or financial advisor too.

Do fees stop immediately when you vacate your apartment or villa?
At all Ryman villages your weekly fee stops as soon as you move out of your room, villa or apartment.
How long will you have to wait until you are repaid your capital once your apartment or villa is vacated – for example, 6 months?
At Ryman, the longest you will wait is 6 months. We guarantee that we will repay you the balance of the capital sum if the new resident has not settled within 6 months of you permanently vacating your apartment or villa.
Are you exposed to any capital loss when the apartment or townhouse is resold?

You and your family will have certainty about the amount you are paid when you leave the village. You will not be exposed to any capital loss when the apartment or villa is on-sold. We guarantee that the amount repaid to you will not be affected by a decline in the value of your apartment or villa.

Does the village allow for a ‘cooling off period?’ Will your deposit be refunded?

We want you to be confident you have made the right choice in selecting a Ryman village.

While we’re sure you’ll love living in a Ryman village, you have 90 days* to change your mind and receive your money back.

We will repay your entry payment in full if, on the expiry of 90 days after taking up permanent residence, you are unhappy with your decision to move into your apartment or villa and wish to leave the village.

*Some conditions apply.
